1) Do Not Say the Neighborhood is Safe or a  Low Crime Area

A property management company cannot guarantee the neighborhood is safe or low on crime, no one can do this.  If something terrible happens to the tenant, they could sue you and hold you liable for making false claims.  I typically tell the tenant to drive through the neighborhood and see for them self.  If the neighborhood is a middle class or upper middle class, I would mention this to a prospect.  Commenting on the economic condition of an area is perfectly legal. Anyone who plans to invest in today’s real estate market, and is new and inexperienced, should heed this advice: Stay out of it! Yes, all those properties being foreclosed can tempt someone who has the funds to try and get in on what they may think is an unfailing way to make big profits, but don’t kid yourself, the only investors who are profiting from today’s housing bust are the real professionals.

Most of the amateurs who made money investing in property during the real estate boom years did so purely by accident, and when the housing market began to fall apart just a few years ago, most of these get-rich-quick schemers went belly-up. Tenant & Apartment Complex Issues

Many of the issues and difficulties property managers may face when dealing with tenants in an apartment complex environment, could be avoided or resolved more easily by implementing a workable leasing, rent collection, maintenance and eviction system.
